Smart Locks for Rental Property: What Breaks Between Guests (and How to Plan for It)

A guest resets the router and the next check-in fails. Plan smart locks for rental property around offline entry, app-free codes and battery warnings.

Before you choose

Key takeaways.

  • Every turnover hands the lock to a stranger. Plan for Wi-Fi changes, battery warnings and unexpired codes, not just for normal use.
  • Local credentials such as PIN, card, fingerprint or a mechanical key keep working without Wi-Fi on many models. Remote unlocking and live alerts need a connection.
  • Time-limited codes are usually created in an app. Confirm whether that needs the network or a gateway for your model before you promise it to guests.
  • Put battery and lockout instructions in your check-in guide, and check the lock at every turnover.

Overview

When you choose smart locks for rental property, the best setup is one that still lets the next guest in when something changes between stays: the Wi-Fi, the batteries or the code. Before you choose a model, check what works on the lock without the internet, how guest codes are created and when they expire, what guests see and hear when batteries run low, and where the access log is kept.

Why do rental locks fail differently from home locks?

At home, the person who set up the lock is the person who uses it. In a rental, the user changes every few days, and they do not know your setup. That is where most failures come from.

A thread on r/airbnb_hosts about a guest who made his own account for a smart device shows how this plays out. The top reply, from u/jake_morrison, said: "A guest reset the WiFi router, which broke the smart lock connection to AirBnB for the next guest." Another host, u/Famous-Bet7112, described a guest who "factory reset it because the battery warning was beeping."

Neither guest was being malicious. They were dealing with a device they did not understand. Design for that.

Failure 1: what happens when the Wi-Fi changes?

Local unlocking keeps working without Wi-Fi on Feocey's range; remote features need a connection.

What still works without Wi-Fi. This is the most useful question to ask about any rental lock. Here is what Feocey documents for its range. Remote features need a connection on every model, and any offline requirement should be confirmed for the exact model and configuration.

A guest who has a PIN or a key can get in even if the router has been reset. A guest who was told to "unlock from the app" may not.

Keep remote features from depending on guest behavior. You cannot stop every guest from touching the router, but you can make it harmless. In the same r/airbnb_hosts thread, u/Objective_Carry's fix was to "create the exact same SSID and password" on the replacement router, so the lock reconnects. It also helps to put the router somewhere guests do not need to reach and label it "please do not reset". Most importantly, give guests a local credential as their primary way in, so a lost connection only affects your remote features, not their entry.

Failure 2: why do battery warnings confuse guests?

Guests do not know what a beeping lock means, so explain it in the check-in guide and track battery changes.

A beeping lock at midnight is alarming if you do not know what it means. As u/Square-Ad-6721 put it on the same thread, "Battery beeping is exhausting for normal people." The warning is there to help you, so make sure it reaches you and is explained to guests.

What Feocey publishes for each model:

Add one line to your check-in guide, such as: "If the lock beeps or announces low battery, it still works. Please message us and do not reset it." Then change batteries on a schedule, not when a guest complains.

  • X-Gen 1 Smart Lock 001 uses three CR123A batteries. Feocey states battery life of up to 10 months, based on 10 lock and unlock cycles per day; actual life varies with use. The original mechanical key is kept as a backup, and when the batteries run out, the clutch disengages so the lock does not jam and the key still works.
  • FC101DH, FC20L and FC8286LD give a low-voltage warning at about 4.8 V. After the warning, the FC20L can still operate about 100 more times. The FC101DH is published at 5,000+ operations per charge of its rechargeable lithium battery. Feocey does not publish an endurance figure for the FC8286LD.
  • On the Tuya models, the Type-C port supplies temporary power only. The FC20L manual states that it does not charge the batteries.

Failure 3: why should guest codes work without an app?

Many guests do not want another app, so give them a code they can enter at the door.

Many guests do not want another app. On r/homeautomation, one user wrote: "I don't want visitors standing on the porch creating an account or pairing their phone." Their ideal: "Enter code, open door."

There are two ways to deliver that:

The guest never needs the app, but you do. On the X-Gen 1 Smart Lock 001, temporary passcodes work offline, because the lock and its keypad communicate over Bluetooth. For the Tuya models and others, whether temporary codes can be issued offline depends on the lock model and setup, so ask us about the specific model. Until you know for your model, create codes while you know the lock is connected, not on the day of arrival.

  • Enroll a credential on the lock. On the FC101DH, FC8286LD, FC20L and FCV4288LD, the administrator can add a PIN, card or fingerprint through the lock's admin menu, so the guest uses it without an app.
  • Create a time-limited code in an app. The X-Gen 1 Smart Lock 001 with the Magic Keypad (004) supports permanent, temporary, recurring and one-time codes, up to 300, created in the Feocey Home app. The FC101DH and FC8286LD offer a temporary (time-limited) password and a remote dynamic password in the Tuya app.

Failure 4: how do you stop codes that never expire?

Delete or expire every guest, cleaner and contractor code at turnover, and review active codes monthly.

Guests leave, but their codes may not. The same goes for cleaners and contractors. On r/PropertyManagement, a manager found "a contractor's key fob still working six months later."

Good habits:

  • Give every guest, cleaner and contractor their own code. Do not share one code.
  • Use time-limited or one-time codes where the model supports them.
  • Delete codes you enrolled through the lock's own admin menu at checkout. Feocey does not describe them as time-limited, so do not count on them expiring.
  • Review the code list monthly.

Where should the access log live?

Keep the access log somewhere you control, such as the lock or your hub, not only in a cloud app.

Logs help you settle disputes ("we never got in") and spot codes being shared. One r/homeautomation commenter, u/Zugzwang522, gave useful advice: "check that the access log lives on the lock or your hub, not only in the vendor's cloud."

On Feocey's range, the FC8286LD stores 500 local unlock records. Feocey does not publish a local log capacity for the other models, so ask before you rely on the lock's own log.

Which lock fits a rental door?

Fit depends on the door: the X-Gen 1 Smart Lock 001 replaces the interior thumbturn and keeps your exterior key cylinder.

Fit decides more than looks. The X-Gen 1 Smart Lock 001 is an interior retrofit: it replaces the interior thumbturn on a compatible deadbolt and keeps your exterior key cylinder, which suits rentals where you want to keep the existing hardware and keys. The Tuya models have their own lock bodies and door-preparation requirements. The 004 is a keypad accessory, not a replacement lock. Measure the door and check the model manual before ordering. For a general walk-through, see our guide to choosing a smart lock and how smart locks work.

If you manage many units, note that an app connection is not the same as a property-management integration. Feocey's smart lock page says: "An app connection does not establish an open API or a tested property-management integration." Confirm the integration route before you choose hardware.

What should a smart lock turnover checklist for rental property include?

Check codes, batteries, connectivity and the guest guide at every turnover, plus a monthly code review.

Rental lock turnover checklist
WhenCheck
Every turnoverPrevious guest's code deleted or expired; new code tested at the door; lock shows connected if you rely on remote features; no low-battery warning
Every turnoverCheck-in guide includes the code, the local backup (key or keypad) and "do not reset the lock"
MonthlyReview all active codes (cleaners, contractors, owners); check the router SSID and password are unchanged
Each battery changeNote the date; test PIN, key and remote unlock; confirm the lock's time and settings
After any outageTest local entry, then remote features once the connection returns

What is the best smart lock setup for a rental property?

One with a local credential guests can use without an app, time-limited codes for each guest, a mechanical or emergency backup, a battery warning you can act on, and a log you can check.

Will a smart lock still open if the Wi-Fi goes down?

On many models, yes, with local credentials. Feocey's Tuya models verify fingerprint, PIN, card and key on the lock. The X-Gen 1 001 opens by nearby Bluetooth or key. Remote unlocking needs a connection.

Can guests get a door code without installing an app?

Yes. You can enroll a PIN on the lock's admin menu on models that support it, or create a code in your app and send it to the guest. The guest does not need the app.

How do I give a cleaner or contractor a code that expires?

Use a temporary or one-time code where the model supports it, such as X-Gen 1 001 with the Magic Keypad, or the temporary password on FC101DH and FC8286LD. Delete lock-enrolled codes manually.

What happens when a rental smart lock's batteries run out?

It depends on the model. The X-Gen 1 001 keeps the original key, and its clutch disengages so the key still works. Tuya models warn at about 4.8 V; their Type-C port gives temporary power only.

Can I install a smart lock without replacing the existing deadbolt?

Yes, with a retrofit lock. The X-Gen 1 001 replaces the interior thumbturn on a compatible deadbolt and keeps the exterior key cylinder. Check door compatibility first.
